"Anyone can put a number on a business. The work is in a number that still stands after a buyer's accountant, a bank's credit team, the ATO or opposing counsel has been through it, and that is the only kind we sign for a Brisbane client."

Brisbane Business Valuations gives Queensland owners a signed, court-ready valuation without the fee a national firm would charge. Whether the report is for a sale, a restructure, a family succession, a question from the ATO or the Queensland Revenue Office, or a dispute heading to the Supreme Court of Queensland, the certified valuer who signs it is the one who defends it.

Why Brisbane Owners and Their Advisers Use Us

Certified Business Valuers on Eagle Street, Brisbane

Our office sits in the Eagle Street legal and finance precinct, and our clients run from Fortitude Valley and Newstead out to Ipswich, Logan, Redlands, Moreton Bay and Toowoomba. We know how the Queensland Revenue Office looks at transfer duty and landholder duty, and what the Supreme Court of Queensland expects of an expert witness.

Reports Written to Be Tested

Each report is prepared under APES 225 and the International Valuation Standards, signed by a certified valuer, and laid out so that a lender, the ATO, a judge or the other side's expert can trace every step from the accounts to the conclusion.

Certified & Signed, From Seven Business Days

Once your information is in, Summary and Detailed reports are delivered from seven business days, in a form the ATO, ASIC, the Federal Circuit and Family Court and the major banks accept.

The Right Report for the Purpose: Sale, ATO, Financial Reporting & SMSF

Selling a freight business on the Australia TradeCoast, claiming the Division 152 concessions, giving the auditor an AASB 13 fair value, or valuing an SMSF's business real property in Acacia Ridge: the first call settles which report fits.

Understand the Number, Not Just Receive It

On a closing call we take you through the income, market and asset approaches as they applied to your business, so you can explain the result to a co-owner, a buyer or your family.

Valuations for the ATO and the Queensland Revenue Office

Market values for CGT events and Division 7A, transfer duty and landholder duty assessments under the Duties Act 2001 (Qld), SMSF acquisitions, and support when an auditor starts asking questions.

Certified Valuation Reports From Seven Business Days

Every report is signed by a credentialed certified valuer and built to withstand ATO, ASIC, court and bank scrutiny.

Frequently Asked Questions

It is a reasoned opinion, independent of the parties, of what a business or a shareholding is worth on a stated date. The valuer normalises the earnings, applies whichever of the income, market and asset approaches suit the business, and reconciles them into a single figure or a range that can be defended.
For most Brisbane private companies the lead method is capitalisation of future maintainable earnings. Discounted cash flow suits a business whose earnings are changing, comparable transactions and listed multiples supply market evidence, and adjusted net assets fits asset-heavy and holding entities. Industry rules of thumb serve only as a cross-check; the industry, the size and the purpose decide which method leads.
A Detailed report suits a figure that someone else will test: the Supreme Court of Queensland, the Federal Circuit and Family Court, the ATO, the Queensland Revenue Office, a lender, or an opposing expert in a shareholder or property settlement dispute. If all you need is a private view before deciding anything, an Indicative valuation will do. It is intended for internal decision-making and is not a certified opinion for third parties.
In many cases. A fee incurred for an income-producing purpose, or in connection with a CGT event, is usually either deductible or added to the cost base. The treatment turns on your facts, so check it with your tax adviser before relying on it.
Most owners choose a Summary report when others will see the figure but are unlikely to challenge it: selling the business, bringing in a partner, setting up an employee share scheme, applying for finance, or answering an SMSF auditor. It is certified and signed, and it explains which approaches were applied and why the conclusion follows from them.
APES 225 Valuation Services is issued by the Accounting Professional and Ethical Standards Board and binds its members when they provide valuation services in Australia. It sets the rules for scoping, documenting and reporting an engagement. We prepare every Summary and Detailed report as an APES 225 Valuation Engagement.
It begins with a free call to agree the purpose, the valuation date and the report type. We then gather your records, normalise and analyse the accounts, apply the approaches that suit the business, and hand over the signed report on a closing call where we explain how the figure was reached.
Australian certified valuers work to APES 225 and to the International Valuation Standards issued by the IVSC, and follow the ATO's market valuation guidelines whenever a tax outcome depends on the figure. The valuer who signs our reports holds the CFA, ABV and CBV designations.
The signing valuer holds the CFA, ABV and CBV designations and brings more than 15 years of valuation, transaction and expert witness work. No report leaves the office until a certified valuer who is ready to defend it has reviewed and signed it.
It is an opinion signed by a credentialed valuer under APES 225 that states the purpose, the standard of value, the evidence relied on, the adjustments made and the reasoning, so that a court, the ATO, a lender or the other party to a transaction can rely on it.
Talk to the valuer who signed it. Where a factual input was wrong, we fix it and reissue the report without charge. We will not shift a conclusion towards a preferred result, because the report is only useful to you while it stays independent.
Yes. The office is at Level 6, 123 Eagle Street, and we act for owners across the region: Fortitude Valley, Newstead and Milton, the TradeCoast industrial belt around Eagle Farm and Pinkenba, Ipswich and Springfield, Logan, the Redlands, Moreton Bay and North Lakes, and on to Toowoomba. Meetings run by video or in person, and site visits are arranged when the engagement needs one.
